About NRI Property Returns

Why is my gross yield higher than net yield?
Three factors reduce gross rental yield significantly for NRIs: TDS (30% statutory deduction), vacancy periods, and management costs. The calculator shows you both — gross yield is what the property earns, net yield is what reaches your bank account after all deductions. PropTrustee can meaningfully close this gap through Lower TDS Certificates and the 14-day vacancy guarantee.
What is TDS and why is 30% deducted?
TDS (Tax Deducted at Source) is a mandatory deduction your tenant makes from your rent before paying you. For NRI landlords, the statutory rate is 30% of gross rent. Your tenant deposits this with the Income Tax Department on your behalf. You can reclaim excess TDS when filing your Indian tax return, or — better — apply for a Lower TDS Certificate reducing the deduction to 10–15% monthly.
How does the currency conversion work?
The calculator converts your net INR income to your selected home currency using April 2025 indicative exchange rates (USD: ₹83.50, GBP: ₹106, AED: ₹22.75). Actual rates at time of transfer will vary. Additionally, any INR depreciation adds an invisible boost to your foreign-currency return — historically 2–3% per annum.
What annual appreciation rate does this use?
Each zone uses a historical 5-year CAGR based on 99acres and SquareYards data: Dwarka Expressway (20.5% CAGR), Golf Course Extension (15.8%), DLF (13.2%), Golf Course Road (13.7%), Sohna Road (14.3%). Year-on-year appreciation is not guaranteed and should be treated as indicative, not a promise.
Is the management fee realistic?
PropTrustee's Full Mandate is ₹54,000/year + 8% of monthly rent. For a ₹65,000/month property that is approximately ₹1,16,400/year or about 14.9% of gross rent. This covers all tenant management, monthly inspections, rent collection and remittance, TDS coordination, Form 15CA/15CB filing and society liaison — services that would cost significantly more if purchased individually.
Can I really repatriate all rental income to my overseas account?
Yes, up to USD 1 million per financial year from your NRO account after taxes. Each transfer requires Form 15CA (your declaration) and Form 15CB (CA certificate). PropTrustee manages both for all managed properties. The money typically reaches your overseas account within 3–5 business days of Form filing.
What happens to my property value calculation over 5 years?
The 5-year projection applies the zone-specific historical CAGR to your property value compounded annually. It also shows cumulative net rental income (after TDS, vacancy and management) added to projected appreciation to give a Total Return figure. Both capital and income components are shown separately so you can assess each independently.
How accurate is this calculator?
The calculator uses real 2025 market data and current tax law. It is indicative — actual returns depend on your specific property, tenant quality, negotiated rent, and market conditions.
